A COUNTY BUILDING PERMIT IS NEEDED WHEN:
- 1. Any commercial remodel
- 2. Anything that is structural (including residential)
- 3. Any construction in residential that the total job exceeds $8,000.00
- 4. Replacement windows need a permit when the total job exceeds $8,000.00 material and labor of if the rough opening is altered.
- 5. Modular Homes
- 6. Garages and Pole Buildings
WORK EXEMPT FROM A PERMIT:
- 1. Sidewalks and driveways on private property.
- 2. Painting, papering, tiling, carpeting, and finish work.
- 3. Agricultural storage buildings.
APPLICATION REQUIREMENTS FOR BUILDING PERMITS:
- 1. one set of construction plans – concrete plan, elevation plan, floor plan
- 2. plot plan with setbacks from property lines (permits require seven (7) day for township approval.
Fees:
- 1. Minimum fee is $50.00
- 2. Or $3.00 per $1000 in value to $5,000,000.00.
- 3. $1.00 per $1000 in value above $5,000.000.00

Mission Statement:

Purpose:
The Williams County Building Department regulates the construction, demolition, and occupancy of buildings and structures within the Williams County jurisdiction, in order to protect the health, safety and welfare of our residents. Specifically, we submit permit applications to townships for approval. We review, approve, and issue all permits required by the state of North Dakota, regarding the new construction, repair alteration, or addition to all public and private buildings and structures. All setbacks on new constructions & additions shall be reviewed and approved by the township, county building department, and county zoning administration.
Workmanship:
All work on the construction and alteration and repair of buildings and other structures shall be performed in a good, workman-like manner according to accepted standards and practices in the trade.

• 2006 International building codes
• 2006 International residential codes
• North Dakota electrical code (state permit) required
• North Dakota plumbing code (state permit) required
• North Dakota contractor license required.
Williams County Building Standards:
1.) All joints and corners of Gypsum Board are required to be taped on interiors of residential dwellings.
2.) Attached garages must be fire taped on the separation wall between house & garage.
3.) All windows & doors must meet the 2006 International Residential Code for U factor of 0.35 (Higher # less efficient)
4.) All exterior and interior finishes must be installed according to manufacturers recommended installation directions.
5.) (1) Set of engineered foundation plans must be submitted with the building permit application for all commercial buildings excluding pole structures.
